اگرچه امروزه اغلب واحدهای اداری به شکل فلت (flat) طراحی می شوند تا در نهایت هر کسب و کاری بتواند با توجه به نیاز خود آن را پارتیشن بندی کرده و پلان مخصوص به خودش را داشته باشد، اما در هر حال یک ساختمان اداری نیز همانند یک ساختمان مسکونی نیاز به یک نقشه اولیه دارد که برخی فضاها در آن مشخص شود. در این پلان اولیه برای یک ساختمان اداری نیز باید برخی نکات رعایت شود.
فضای موجود در یک واحد اداریسایز واحد اداری برای بسیاری از کسب و کارها مهم است. هرچند در یک ساختمان اداری لزوما تمامی واحدها یک اندازه نیستند و می توان در طراحی پلان ساختمان اداری، واحدهای آن را در سایزهای مختلفی طراحی کرد تا نیازهای کسب و کارهای کوچک و بزرگ را به یک اندازه برطرف کند. اما این مساله نباید موجب شود یکی از واحدهای ساختمان اداری خیلی کوچک بوده یا نیازهای اولیه آن از جمله نور طبیعی یا پنجره کافی و تهویه مناسب برطرف نشود. بنابراین مهم است که به تعداد کارمندانی که در یک دفتر کار مشغول به کار می شوند، فضایی که به صورت استاندارد به خود اختصاص می دهند و نیازهای اولیه آن ها توجه کرد تا بتوان به خوبی چه پلان اداری کوچک چه یک نقشه ساختمانی بزرگ طراحی کرد.
اگر خودتان یک واحد فلت را پارتیشن بندی می کنید، باید به سایز فضاهایی که به واحدهای مختلف اختصاص می دهید توجه داشته باشید. این کار را با توجه به اندازه استاندارد میزهای کار، فضای استاندارد مورد نیاز برای هر فرد و راحتی تردد آن ها انجام دهید.
جلوگیری از ورود سر و صدا به دفتر کارهیچ فردی علاقه ندارد در میان سر و صدا مشغول به کار شود. در هر حال کارمندان برای تمرکز نیاز به سکوت و آرامش خواهند داشت که این نکته باید در طراحی پلان ساختمان اداری رعایت شود. برای این کار می توان واحدها را طوری نقشه کشی کرد که دفاتر کار و محیط هایی که در طراحی اولیه برای کارمندان در نظر گرفته شده در جهت مخالف خیابان اصلی قرار بگیرند. یا در صورتیکه فضای اختصاص یافته برای این ساختمان طوری نبود که بتوان چنین پلانی را انتخاب کرد، باید در بودجه بندی اولیه به پنجره های دوجداره و دیوارهای عایق صدا توجه کرد تا افرادی که داخل ساختمان هستند از سر و صدای بیرون اذیت نشوند و محیطی آرام برایشان ایجاد شود.
اگر خودتان فضایی را پارتیشن بندی می کنید بهتر است به دپارتمان هایی که کنار یکدیگر می چینید توجه داشته باشید. پارتیشن ها صداها را ضعیف نمی کنند یا از بین نمی برند، بنابراین اگر تیمی دارید که دائم با تلفن صحبت می کند بهتر است در پارتیشن بندی واحدها، این تیم را از تیمی که برای کار خود نیاز به سکوت دارد دورتر قرار دهید تا هر دو به راحتی بتوانند به کارهای روزمره خود رسیدگی کنند.
توجه به نوریکی از مهم ترین نکات توجه به نور در طراحی یک محیط کار و حتی یک ساختمان مسکونی است. اغلب معماران تلاش می کنند تا فضای داخلی یک ساختمان را طوری طراحی کنند تا بیشترین استفاده از نور طبیعی برده شود. بخصوص در یک دفتر اداری، نور طبیعی می تواند انرژی بیشتری به کارکنان آن محیط ببخشد. بنابراین بسیار مهم است که پنجره ها در جهت صحیحی قرار بگیرند تا نور طبیعی بیشتری به فضای داخلی یک ساختمان اداری تابیده شود.
همچنین در طراحی پلان ساختمان اداری بهتر است واحدهای مختلف طوری چیده شوند که همگی به یک اندازه از نور طبیعی بهره ببرند.
در پارتیشن بندی یک فضای فلت هم به این نکته توجه کنید. چرا که پارتیشن ها ممکن است موجب شوند بخشی از واحد اداری شما از نور طبیعی محروم شود.
طراحی منطقی و کاربردیطراحی پلان ساختمان اداری باید یک طراحی منطقی و کاربردی باشد. مثلا آیا فضای کافی برای ملاقات های خصوصی، دفتر مدیریت، آشپزخانه در سایز مناسب یا غذاخوری اختصاص یافته است؟ محلی برای نشستن منشی یا یک لابی برای انتظار وجود دارد؟
این ها از اصول اولیه طراحی پلان ساختمان اداری هستند که باید به آن ها توجه شود. همچنین محل قرار گرفتن بخش های مختلف در کنار هم باید منطقی و اصولی باشد. بعنوان مثال جایی همانند آشپزخانه یا غذاخوری که ممکن است ساعاتی از روز شلوغ باشد یا بوی زیادی از غذاهای مختلف در آن وجود داشته باشد در کنار دفتر مدیریت یا یک اتاق کنفرانس که فضایی رسمی و مهم است قرار نمی گیرد. اگر بر اساس این اصول نقشه اولیه ساختمان اداری طراحی شود، همه چیز منطقی و کاربردی تر خواهد بود.
در نظر گرفتن امنیت و سلامت کارمندانامنیت از مهم ترین نکاتی است که باید در طراحی نقشه ساختمان اداری به آن توجه شود. فرقی نمی کند یک ساختمان اداری تا چه اندازه بزرگ یا کوچک است. امنیت افرادی که در طول روز در آن تردد می کنند و مشغول به کار هستند باید مورد توجه قرار بگیرد. از پله اضطراری در ساختمان های اداری بزرگ گرفته تا تهویه مناسب و گرمایش امن و بدون مشکل در واحدهای کوچک اداری؛ تمامی موارد امنیتی باید در ابتدای کار هنگام طراحی نقشه ساختمان اداری در نظر گرفته شوند.
چشم انداز زیبا و الهام بخش
وجود فضای سبز در اطراف یک ساختمان اداری می تواند ایده خوبی باشد. این کار را هم می توان هنگام طرحی پلان ساختمان اداری انجام داد. چرا که امروزه بسیاری از پلان ها همراه با فضایی طبیعی و سرسبز ارائه می شوند. معمولا پنجره ها به سمت این فضای سبز قرار می گیرند تا در آرامش افراد داخل ساختمان تاثیرگذار باشد و در برخی مواقع برایشان الهام بخش نیز باشد. توجه به اینکه افراد داخل یک ساختمان چه چشم اندازی را خواهند دید می تواند به طراحی بهتر پلان یک ساختمان اداری کمک کند.
